How time in the one place has the best compound effect on results for Commission Only Real Estate Sales...

As Specialist Real Estate Recruiters, we see it every day...Agents and other Real Estate professionals wanting to jump to another Agency because they think the grass will be greener on the other side... Sometimes it is and sometimes it's not!


Maybe the Agent wants an extra 20% or more in commission splits, a different brand, a better team, a different location, a chance to sell more expensive properties etc...


Sometimes the reasons for moving to another Agency is very valid, and we help Agents with that every day, although staying in the one place for a long-time is where the magic of the "time in one place" compound effect starts to work when selling in Real Estate. Let me explain...


How does "time in one place" work?

When you are at one place for a long time, more people know what you do and where to find you.


When you start to promote yourself properly, do your call activities every day, do your door knocking and letterbox drops, get among your local community, maybe pay to put your face on a bus stop, have a few articles in the local newspapers or magazines etc, you start to build a brand around you. You're working hard to tell people where to find you and what you do.


People in your area start to get familiar with you and what you do over time, and can refer any friends or family to you, or come to you themselves when they need to sell. Simple!


If you keep walking away from all that branding work every 6-12 months to join another Agency thinking it will be better, then you have to do all that work all over again in another Agency, and it can be very easy to miss out on Sales because you're no longer where someone though you were...


Can they look you up, sure, but more than likely, when they can't reach you, they will call the Agency you were at looking for you and end up speaking to another Agent who will tell them you have left and they will take over the lead...



Mind Games...

Some Agents let a rat get in their head about all the things they think they don't have or who's doing better than them or why other Agents are on more commission than them. Maybe the other Agent has been with the Agency for many years already and has proven they will be sticking around, so the Principal is more amicable to a higher commission split for that Agent.


In fact, if Agents took stock of their own actions and attitude while at work, they may realise that the Agency they are with is actually really good, and it's them that hasn't done enough of the right work and can't settle into anything for a decent length of time to make it work...


We all suffer from the "I want immediate results" mentality but, Real Estate sales is a relationships game, and relationships take time, therefore, your expectations should be geared toward results over time, not just quick wins and quick money.


Some Agents who are not prepared for the grind of Real Estate Sales and simply don't have the luxury of time to make it work (can't last months without income), inevitably fail fast... Jumping around every year or so simply re-sets the "time in one place" compound machine and it's no wonder some Agents never reach their goal of becoming a top selling Agent in their area.
